Onboarding a new real estate & property rep in 30 days

Ramp time is a cost nobody puts on a spreadsheet. In real estate & property it is usually longer than anyone admits, because the pipeline has stages a generic sales background does not prepare you for.

What this covers

  • Why generic sales training under-prepares
  • Week one: the pipeline, not the product
  • Week two: shadowing with a specific brief
  • Month one: measure ramp honestly

Why generic sales training under-prepares

A rep arriving from another industry knows how to run a discovery call. What they do not know is that real estate & property listings live or die at Site Visit, or why Site Visit is not the formality it appears to be.

A site visit is the single best predictor of a sale, and registration — not booking — is when revenue is real.

Teaching the stages is therefore not administrative onboarding. It is the core of the job.

Week one: the pipeline, not the product

Start with the pipeline — Enquiry → Site Visit → Negotiation → Booking → Registered — and what genuinely has to be true for a listing to move between each. Product knowledge can be learned on the job; a wrong mental model of the pipeline produces a year of misforecast listings.

  • What each stage means and what evidence advances it
  • Which stage historically loses the most listings
  • Who the buyers typically are, by function and seniority
  • What a good developer looks like, and what a bad one looks like

Week two: shadowing with a specific brief

Shadowing without a brief is watching. Give the new rep one thing to observe per call — how the Site Visit objection is handled, how coverage is widened, how a stalled listing is restarted — and debrief on that one thing.

Three focused observations beat twenty passive ones.

Month one: measure ramp honestly

The useful ramp metric is not activity. It is first listing to reach Site Visit. Activity can be manufactured in week one; reaching the stage that actually predicts revenue cannot.

Track median days-to-first-site visit across hires and you will have something to improve against, rather than a vague sense that onboarding takes about a quarter.

Common questions

How long should real estate & property ramp take?

Measure it rather than assume it — median days until a new rep gets their first listing to Site Visit is the honest metric.

What should week one cover?

The pipeline and what advances each stage, not the product. A wrong mental model of the pipeline produces a year of misforecast deals.

Is activity a good ramp metric?

No. Activity can be manufactured immediately. Reaching the stage that predicts revenue cannot.
